What You Need to Know About House Inspections

First- time buyers tend to get excited when getting their very first house. But before sipping on that glass of champagne to celebrate, you have to make sure that you’ve fully inspected the house before getting your mortgage. Although it is considered as optional, home inspection reduces the chances of buying a home that is not in good condition. Here are some of the things that you need to know about house inspections.

  1. Choose the Right Inspector

Make sure that you hire someone who knows what he’s doing and is trustworthy at the same time. Buyers would usually go for the one that offers a cheaper service which may lead to even more problems in the long run. Make sure that the inspector that you got has a license and credentials to make sure that you’re getting the best for your money.

  1. Know What Home Inspections Cover.

Since most real estate properties are different from one another, especially the ones that are located in Texas, the specifics during the inspection may vary. However, according to the American Society of Home Inspectors or ASHI, qualified inspectors should check the following:

  • Structure

The house’s structure is the very foundation. It should be durable enough to withstand weather and other factors that might affect its stability.

  • Exterior

A house’s exterior is comprised of driveways, sidewalks, doors, windows, trim, sidings, steps, and even drainage. Each should be thoroughly checked, including decks and balconies.

  • Roofing

The inspector should ask the seller about its age, draining systems, and its overall conditions. He should check if there are any loose gutters or downspouts.

  • Plumbing

Plumbing includes the house’s water heating equipment, fuel storage systems, and especially water supply and drainage system.

  • Electrical

Wires, breaker, service panels, fuses, and other electrical outlets should be checked to make sure that everything is working properly.

  • House Ventilation

Vents, flues, and chimneys should all be inspected. The inspector should know whether the ventilation is adequate for the size of the house.

  • Interiors

The house’s interiors should be checked for any cracks or defects. The inspector should also check the ceilings and floors for any leaks or construction defects.

  • Fireplaces

Fireplaces should be checked to make sure that it’s installed properly. Fireplaces that are not properly installed can cause a major accident.

  1. Attend the Home Inspection

Home buyers should attend the house inspection so that she can see what the actual problem or issue might be. You may want to take pictures of any damage or cracks as a proof of in case the seller will negotiate for it.

  1. Get a Written Home Inspection Report

You have to ensure that you have a personal detailed copy of the inspection’s results and not just a handwritten checklist.
