Clever Things That You Might Want to Ask the Real Estate Agent When Buying

You’ll never know when you’re going to strike a good deal when buying a  Texas house. It mainly depends on how your conversation went with the real estate agent. But how would you know what questions to ask? Asking the right questions can make a difference between buying your dream house and saving you from a probably big mess in the future.

  • Ask the Reason Why the Owner is Selling

Some agents wouldn’t really answer the exact reason why, but they might hint at the situation. Who knows, maybe the owner will be working overseas, or maybe the owner is in desperate need of money. Whatever the circumstances may be, you can take that to your advantage and offer a lower price.

  • Know What is Included in the Sale

Ask the agent where the boundary lay. Will the greenhouse be included? How about the fittings and fixtures? Ensure that you know all the things that will be included in the sale and try to make a list.

  • Ask the Duration of Time that the Property Has Been on the Market

See if the property has been on the market for more than two months and ask the real estate agent’s opinion about it. It’s either the house has a problem that you might have overlooked, or maybe it’s just overpriced. This only means that the owner is already worried if the house will sell. Giving you a much better chance that they would accept a much lower price.

  • Know How Long The Previous Owners Lived in the House

It’s important to ask this question, especially if they’re moving out after only a short period of time. Certain factors like the neighborhood can be a reason why the left the house. You also have to ask if the property has repeatedly changed hands. There must be some serious issue with the property if it has frequently changed hands. You might want to contact the previous owners about it.

  • Ask the Minimum Price that the Seller Will Accept

You may want to try if their bottom line is still negotiable. Some real estate agents in states like Texas will most often give you a hint. You may notice that when they’re very each to make a sale, even if it’s for a lower price. Since real estate agents paycheck is based on commission, they’ll be very much eager to make a sale or else don’t get paid.

  • Ask the Other Offers That They’ve Recently Received

Any real estate agent in Dallas or in any other city will not give you the exact amount if each offer, but they’ll most likely tell you if there have been other offers. You have to be very attentive about it because they might give you some heavy hints. So see what you can find out those offers so that you’ll where you stand.
